So you found the home you love - are there others that love it? How do you know you can make sure you get it? What should you offer? Buying a home has some interesting challenges and you need a good Realtor to help you navigate! My services are free to home buyers.
Here we are in Chapter 3 of my Home Buyer’s Series! Knowing where to start is important to make sure you get the best price, the home that is right for you and a good experience from the offer to the close.
A good agent will keep you informed, make sure you know your options, and hold your hand through the entire process. The seller of the home you are looking at has their Realtor and you need a Realtor also. My services are free to home buyers because the seller pays my fee.
So, we discussed how I will help you find the right home in my Chapter 2, now let’s talk about the next thing to happen in this process. You will have already gotten your pre approval from a lender prior to your home search so you know you have the right home, the right price point and the right payment you can expect from this purchase unless, of course you are a cash buyer. You and I will talk about what is an appropriate amount to offer on the home depending on how long the home has been on the market, how many other homes similar in the neighborhood are also available, what their sales price is and how they compare in upgrades, condition and lot location to the one you want to make an offer on.
We are in a seller’s market right now – not enough homes for the people wanting to buy. If this home stands out as priced correctly and looks better than the others or there ARE no others, and you feel it is exactly what you are looking for, we need to be aggressive in our offer. After all, if it smells good, looks good and is priced right, there will be other buyers coming in to check it out. Once you show interest in a home, I reach out to the selling agent to see if there are more showings coming or if there are any offers on the table yet. I also check the value to be sure the sales price is in line with the comparable homes in the area.
